One thing that all successful people have in common is a burning desire to achieve their goal. They want to succeed so much that it is virtually impossible for them to stay the same. So they push themselves to become successful and make no excuses.

Here are a few of my members who have done just that!

And my hat’s off to them for taking the initiative to make that
change for the better!

The truth is, they are no different from you or me, or anyone for that matter. They just have a burning desire to succeed and took action. So I hope their stories will encourage you take action as well.

“I did manage to sell the contract for a benefit to myself in excess of $7000 after taxes.”

I started with B.C. foreclosures after some experimentation and solo activity in the real estate arena. I had no success in locating the ‘motivated’ sellers.

Starting in August of 2008 I got into the list and began a postcard campaign (only 4 names to start with), on the second mail out (12 names) I got a couple of responses and one of them converted into a contract.

The seller was very happy to have someone working to resolve the foreclosure situation; something that he was really not able to do himself (see the attached image from the contract).

After a struggle with three different potential buyers, including
one that managed to anger nearly everyone including his own lawyer,notary and realtor; and a ‘time-out’ during the
Christmas/New Year’s holiday time I did manage to sell the contract for a benefit to myself in excess of $7000 after taxes.

Until starting to use the BC foreclosures database I was finding zero leads. Now I have many, including one that has the potential for 6 figures!

Finding bargain properties is the skill to identify sellers who are highly motivated to sell. Finding bargain properties is one of the most important skills you will need to develop. You want to find people who are in a must sell situation as opposed to people who are not in a rush to sell their property.

To sum it up, investing in real estate is the ability to find the right kind of property and seller. Investors who have been in the business for a while tend to look first for the motivated sellers before they get to involved with analyzing a particular property.

Buying A Home During The Holidays

There is still room for home buying even if the holiday season is so hectic. The holidays are a great time to find really good South Riding VA Real Estate deals or in any other town or city in today’s market conditions. There are a few home buyers who are really eager to trudge through the heavy snow to find their dream home.

While the real estate market is experiencing seasonal slowdown even in states where the weather is good, some buyers are thinking of selling until sometime in the New Year. This is good news to buyers who are looking for a home to buy not only because of the less competition but also because of the seasonal slowdown that promises great deals.

While it is not easy to decide whether today’s holiday season is a good time to buy, here are a few tips to help you decide:

1. Prices of homes are relatively low because of the lower demand caused by the holiday rush, holiday parties, food preparation, gift giving activities and so on. Now that most South Riding Virginia Homes are short sales or foreclosure plus the fact that there is a seasonal slump, buyers have now more purchasing power than ever

2. Aside from the low prices, there is less competition. This means that there are fewer house hunters and you wouldn’t be involved with bidding for price that will eventually turn out to be out of your reach if it’s during the market of September or October.

3. Homes that are on the market for quite some time are continually marketed by their motivated sellers. This real market scenario creates a more negotiating power aside from the fact that the prices of Purcellville VA Homes are really lower.

4. Homes during the holiday season has a low demand so this means less demand for mortgage as well. Because of this, lenders cut a few points off the interest rate in order to attract more borrowers.

5. Aside from less demand of mortgage money, you are eligible to close escrow on or before December 31. This means that you may be able to deduct any money you pay for points to reduce the interest rate on your loan.
