The Best Way to Insure Your Valuables

Have fine art, jewelry or other valuables in your home?

If so, you probably know you should consider additional insurance for them, because basic homeowner’s policies generally have limits on how much they’ll cover, especially in the case of theft.

There are two major forms of additional coverage for valuables. One is to insure items individually with their own additional floaters to your home insurance policy. The other is to buy broader blanket coverage for each category of valuables, say jewelry, art, wine or collectibles. With the more expensive first option, you need to schedule, or list, each item individually, while with the less expensive blanket coverage, you don’t.

So which is the better option? The insurance experts I spoke with agreed that despite the higher price of scheduling and the fact that it often requires appraisal of items, scheduling comes with a number of advantages. “If you have very valuable items, it’s better to have them listed,” said J. Robert Hunter, director of insurance at the Consumer Federation of America.

First, if something were to happen to your house, like a fire, scheduling could help you avoid arguments with your insurance company over what was in your house.

Clearly, regardless of what type of homeowner’s insurance you have, you should have an inventory and records of what’s in your house along with proof of those items’ value. If you didn’t schedule the items in the policy, you’d have to present this proof to the insurance company.

With scheduling, on the other hand, the proof would be right in your insurance contract, which forces you, in effect, to have your documentation in order ahead of time. “You’re going to pay a little more, but at least you have the peace of mind knowing there are not going to be disputes if you have a serious fire or hurricane or something destroys your property,” Mr. Hunter said.

Scheduling also has other advantages. Because you often have to get items appraised to get them scheduled, this approach helps ensure you get the right amount of coverage for an item.

In addition, according to one insurance broker who works with wealthy individuals in the San Francisco Bay area, with scheduling, you get what’s called “mysterious disappearance” coverage. As a result, you’re covered if you lose an item — for instance, if a diamond falls out of your engagement ring. In addition, according to the broker, if an item appreciates in value, such policies will also cover up to 50 percent over and above what you paid for the item.

For these reasons, the broker said she recommends blanket coverage only for less expensive items like smaller pieces of jewelry. She urges scheduling for more valuable items, especially expensive jewelry one wears on a daily basis where the chance of loss is higher. Those who work in insurance, she said, often recommend blanket coverage because it’s easier for them to handle and process.

Three Questions for Lifelong Happiness

You already have everything you need to create a wonderful life for yourself. You know everything you need to know to be your own best friend, a gentle guide, a teacher and a helper to yourself so you can be truly happy and fulfilled.

Be Honest With Yourself

The starting point of becoming your own best friend is for you to be perfectly honest with yourself and your relationships. Refuse to practice self-delusion or hope for the best. For example, when something is making you unhappy, for any reason, the situation will tend to get worse rather than better. So avoid the temptation to engage in denial, to pretend that nothing is wrong, to wish and hope and pray that, whatever it is, it will go away and you won’t have to do anything. The fact is that it probably will get worse before it gets better and that ultimately you will need to face the situation and do something about it.

Deal With Your Problem at a Higher Level

There’s an old saying that you can’t solve a problem on the level that you meet it. This means that wrestling with a persistent problem is often fruitless and frustrating. For example, if two people who are in a relationship together are constantly fighting and negotiating and looking for some way to resolve their difficulties, they may be attempting to solve the problem on the wrong level. Dealing with the problem on a higher level, those people would ask the question, “In terms of being happy, is this the right relationship for us in the first place?”

Find the Right Job For You

Many people work very hard and experience considerable frustration trying to do a particular job. However, in terms of their own happiness, the right answer might be to do something else, or to do what they’re doing in a different place, or to do it with different people-or all three. Here are a few questions for you to answer in this arena of happiness. Write them down at the top of a sheet of paper, and then write as many answers to each one as you possibly can.

What Would It Take?

The first question is: “What would it take for me to be perfectly happy?” Write down every single thing that you can imagine would be in your life if you were perfectly happy at this very moment. Write down things such as health, happiness, prosperity, loving relationships, inner peace, travel, car, clothes, homes, money, and so on. Let your mind run freely. Imagine that you have no limitations at all.

What is Holding You Back?

The second question is a little tougher. Write down at the top of a page this question: “In what situations in my life, and with whom, am I not perfectly happy?” Force yourself to think about every part of your day, from morning to night, and write down every element that makes you unhappy or dissatisfied in any way. Remember, proper diagnosis is half the cure. Identifying the unsatisfactory situations is the first step to resolving them.

Determine Your Happiest Moment

The third question will give you some important guidelines. Write down at the top of a sheet of paper these words: “In looking over my life, where and when have I been the happiest? Where was I, with whom was I, and what was I doing?”

Decide What to Do

Once you have the answers to those questions, think about what you can do, starting immediately, to begin creating the kind of life that you dream of. It may take you a week, a month, or a year, but that doesn’t matter. Every single thing you do that moves you closer to your ideal vision will be rewarding in itself. You’ll become a more positive and optimistic person. You’ll feel more confident and more in charge of your life, and you’ll achieve true peace of mind.

Action Exercises

Here are three steps you can take immediately to put these ideas into action.

First, examine your business and personal relationships carefully. Is there any situation you wouldn’t get into again if you had it to do over?

Second, make a list of every single thing in your life that would make you happy and then think about what you could do to begin achieving them.

Third, allow yourself to dream and fantasize about your ideal life, what it would look like and feel like, and then do something every day to make it a reality.

What You Can’t Do to Force Your Renters to Leave

If you are in the rental business, sooner or later, you are going to have a renter who inexplicably ceases paying rent. They may give you the run around with stories about why they can’t pay and promises of an entire payment plus late fees just around the corner. Or, they can simply neglect your phone calls and refuse to answer the door if you show up in person trying to collect rent. Bottom line is, when it comes to this point, such renters will need to be served with a three day notice to leave to start the evictions process. A suffolk evictions lawyer can help you with this.

While you may be frustrated and seduced to take measures into your own hands, it is quite essential to keep to the legal procedures for removing a non-paying renter from your premises. Specifically, the law expressly forbids you from doing the following:

Changing Locks

In no way is it legal for you to remove the locks, or install new locks on the property to “lock out” your tenant. It doesn’t matter if they are months behind on their rent, have entirely trashed the property and are in violation of every provision in the lease. They are lawfully protected against a “lock out” and may take you to court to regain entry.

Utility Shut-offs

You may not shut off the water, gas or electricity for the purpose to force your tenants to move out. Again, your renters, however far behind in rent they are, can seek legal recourse against you for this action and can collect heavy fines against you.

Taking Renter’s Property

You can not harass your tenant into moving out. This would include illegally entering the rental unit and taking their property. Only under very specific conditions (abandonment) is a landlord allowed to remove a renter’s possessions.

Physical Removal

Just the legal authority (usually the sheriff’s office or their agents) is allowed to remove a tenant after a writ of possession is obtained from the court and the legal waiting time has finished. While the above list describes the main things that you, as a landlord, cannot do to get a tenant to move out, it is not all inclusive. Any number of different creative strategies to harass a tenant to leave are also illegal.

The one legal way to remove a renter from your property is to go through the legal eviction process. Yes, it costs money and yes it takes time. Remember that you are able to deduct the unpaid rent for the term that your renter remains in the property during the eviction process from their security deposit.
